Rents dependent on life of another, how recovered when unpaid. — Every person entitled to any rents, dependent upon the life of any other, may, notwithstanding the death of such other person, have the same remedy, by action, for the recovery of all arrears of such rents as are due and unpaid at the death of such other person, as he might have if such other person were in full life.
